Basics of Bulk REO Investing

Nov
07

The recession in the U.S. economy has resulted in more foreclosures than experienced by any other generation of Americans. But challenge always gives rise to opportunity, and opportunistic real estate investors are rising to the challenge.

Bulk REO Investing’ is the name of the new strategy, and it’s captured the attention of many well-heeled investors.

Take a just a minute to consider the basics of this highly profitable business.

Understanding the notion of Bulk REO’s requires understanding of the foreclosure process.

As a home owner misses a payment or two, the lender sends the predictable barage of threatening letters and warnings. After a certain period, the lender will then formally begin foreclosure proceedings. Between the formal beginning of the foreclosure process and the public auction is the ‘preforeclosure’ period.

Foreclosure is completed when the defaulted property is auctioned. Ownership of the property is returned to the lender if the property is not sold at auction. Such a property is then classified as an ‘REO’ (Real Estate Owned) by the lender.

Local real estate agents are usually used to resale REO properties at retail price to the general public. However, REO properties are now frequently sold for far less than their ‘book value’. This happens because the buyer of the REO is required to purchase multiple REO’s in a single transaction.

The REO investment packages available today have provided a way to profitably capitalize on the U.S. recession. One of the best ways to take advantage of Bulk REO Investing opportunities is to partner with a well-regarded source of funding. Some sources of funding for these transactions are: personal funds, hard money lenders, commercial lenders and non-conventional sources such as private investors and hedge funds. Additionally, one man is becoming very well known in the field of bulk REO investing, and his name is Sal Buscemi of Dandrew Partners, a hedge fund in New York.

How To Stop Foreclosure – 3 Legitimate Solutions

Nov
07

A great resource: Stop Foreclosure In Houston

To Stop Foreclosure in nearly any city in the United States of America, there are basically only a few legitimate options. Some of these you’ll know, and some will be brand new to you.

Here are a few directions you can take:

  • Sell your house prior to the foreclosure auction. The value of this idea will vary heavily depending on the nature and quality of your local real estate market. If you’re in a market that still has very slow resale rates, selling your home could be a challenge. Ask a local real estate agent to determine the average number of days on the market for properties in your area.
  • Initiate a loan modification. A loan modification is a process through which your lender changes the payment terms of your loan to more closely match your ability to pay. While this is not a guarantee, loan modifications have become more popular in the last 12 months.
  • Refinance the property. If you are not yet fully into the foreclosure process but have reason to expect you will fall behind on your payments, it may be wise to try to refinance your mortgage to a lower rate. If your property is worth less than the balance of the mortgage, you’ll want to inquire regarding a “short refinance”, which is when a lender forgives a portion of the debt against you in order for you to refinance your property and pay off the remainder of the debt you owe.

When you’re trying to stop a foreclosure, the key is fast action.

Warning: Be very wary of people who aggressively attempt to purchase your home for investment purposes. While there are many legitimate real estate investors, there has been a significant amount of fraud with “Stop Foreclosure” scams, and it is wise to be very, very careful.

Please remember: The crisis you now face will soon be over. As a foreclosure survivor myself, I’d like to encourage you to remain hopeful, and to understand that your future does not equal your past!

Thanks for reading this information about how to stop foreclosure. I hope you’ve found value here.

Photography and the ways on getting great shots

Nov
07

One of the things that people love to do in their lives is to take photographs of almost anything dear to them or something that catches their attention.Whether it is practiced professionally or just something to capture memorable moments with and family, a lot of people do it.And people loved it more with the invention of digital cameras especially those point-and-shoot digital cameras.  But the ease of pointing and taking a picture isn’t all there is to taking photos. In fact, if one is really bent on photography, there are things out there that they can learn to take great photos. So, here are some few tips that can help you in taking better-than-point-and-shoot photos.

First of all here is a big one.  It is called perspective. The place where you will take the shot is very important.Taking a picture from the side of the subjects will result to a totally different perspective as compared to a shot from the front of the subject.  I have seen this firsthand doing San Diego wedding photographer.Using the same subject or pose or scenery but taken at different angles will yield totally different looks.By taking shots in different angles you can see which shot is the most beautiful.

Here’s another tip that is an uncommon practice of taking photos.  Don’t center your pictures. Most people are taught to make sure your subject is in the center of the picture.  I have seen from my experience taking photos as a San Diego photographer this doesn’t always produce the best shot.By changing the style of the shot you can create a more attractive shot with varying flows.

Last tip would be to employ what they call depth.  With this you are trying to amplify the depth of a shot.  That way you aren’t just taking 2 dimensional shots but photos that are 3 dimensional. This leads to more beautiful photos.  This has helped me make some of my San Diego event photography come alive.  Rather than having flat photos, the shots make a person feel they are there.

Following the tips mentioned above will vastly improve the way you take photographs and you will notice it immediately.

Nov
07

There are many people out there looking for easy and hassle free ways of how to search for someone. This article briefly looks at some of the ways and tells you how you can make use of them too.

Here are some of the topics that we cover: find someone’s phone number free, free email finder, how to find out if someone is married to mention a few.

Lots of people are looking for relatively easy and stress free ways to be able to look for people. If you want to know how to track someone without having to go through too much trouble then you will find a few ideas mentioned in the paragraphs below.

One of the simplest methods to search for someone is to check for him or her up in the database of government records. Government files contain various kinds of information about basically anyone in the country. There are now classified as public records meaning they can be viewed by anyone. This means that using the information you have you can use it to carry out a search in them.

It is no longer necessary to go to the government offices to view them. They are available online. The white pages directory is another place that you could look. You can look up people using their name, residential or business address. You might be saying but that is the information I want too. You could even use a residential address that they once stayed at and progress from there. Another method of how to track someone is to use the reverse services directory.

This is whereby you have an e-mail address, phone number it could be fixed or cell or a post box number. There are sites that collect this information as part of the service that they provide.

Some of these sites collect information from various sources and bring it altogether. Knowing how ti track someone is an everyday thing for them. Some are somewhat better than others, check them out and see which ones you like. You will find some that are free.

Getting Started In Internet Marketing

Nov
07

When you hear the term “internet marketing“, what do you think of?

For many, that term conjures thoughts of websites or spamming or search engines like Google, Yahoo and Bing. For others, it’s all about graphical design, writing fancy code or even affiliate programs. All of those answers correct, but the essence of internet marketing is much simpler.

At its core, internet marketing is about these things:

* Understanding the target market to which the product/service/cause you’re marketing will appeal
* Determining exactly how your target market interacts with the internet
* Positioning your content on the internet to attract the attention of your target market
* Collecting information about your target market (also known as “leads”) for follow-up and conversion into sales
* Design of offers or incentives to induce the desired actions from your leads

Since there is insufficient space in this article to give all of these topics adequate attention, let’s focus on just one specific topic with the realm of internet marketing: Email Marketing.

My best payoff has always come by focusing on permission-based email marketing. Permission-based email marketing refers to the practice of collecting information (including email addresses) from website visitors and communicating with them via e-mail with their direct consent. The “permission” aspect of permission-based email marketing is what separates legitimate email marketers from the spammers that everyone despises.

My love of email marketing is strong for one reason: It works very well. Email marketing has been much like a never-ending goldmine: It enables us to produce income on demand simply by sending a good offer to our list. When you have thousands of loyal subscribers – as we do – and you put a strong and compatible offer in front of them, income becomes nearly automatic.

However, the key to successful email marketing is the development of a legitimate trust relationship with your subscribers. If you opt to send your subscribers a request for purchases every single day, they will likely tire of your badgering and cease reading your emails altogether.

Alternatively, if you take the time to provide good content to your readers on a regular and frequent basis, you’ll discover that your readers take all of your emails far more seriously, and as a result your emails will be opened, read and acted upon with greater frequency. Essentially, email marketing is really an exercise in trust.

Even though there are more sides to internet marketing than just email marketing (permission based), email has been the foundation that our business sits on.
